Comparison & Negotiation with Banks
We compare offers and negotiate the best terms for you
Why negotiation makes the difference
Few people know: mortgage rates are negotiable. The first rate a bank quotes is rarely the best. With the right strategy and preparation, you can achieve significantly better terms.
As independent advisors, we have access to over 100 providers and long-standing relationships with all major banks, insurers and pension funds. We know where there's room to negotiate and how to use it.

The comparison process
Our systematic approach guarantees the best results:
1. Requirements profile: Together we define what matters to you (rate, flexibility, service, extra features).
2. Provider selection: Based on your profile, we select 5-10 suitable providers from our network.
3. Requesting offers: We prepare professional requests with all relevant documents.
4. Comparison: All offers are compared using consistent criteria (effective rate, fees, conditions).
5. Negotiation: With the best offers, we negotiate further improvements.
6. Decision: You receive a clear recommendation with all pros and cons.
What can be negotiated
Many points are negotiable – not just the interest rate:
Interest rate: The most obvious point. A margin of 0.05-0.30% is realistic.
Account fees: Mortgage accounts often have annual fees that can be waived.
Prepayment penalty: The calculation can be adjusted at some banks.
Special repayments: The possibility of additional amortisation without a penalty rate.
Bundling discounts: When combined with other products (account, insurance).
Processing fees: One-off fees can often be reduced or waived.
Using your negotiating leverage
Your negotiating position depends on various factors:
Creditworthiness: The better your credit standing, the more room to negotiate.
Equity: More equity = less risk for the bank = better terms.
Competition: With multiple offers you're in a strong position.
Overall relationship: New customers with potential for further products are attractive.
Market conditions: When demand is low, banks are more willing to negotiate.
Timing: Quarter-end or year-end can be favourable (advisors' target achievement).
We know these levers and use them purposefully for you.
Banks vs. insurers vs. pension funds
Different types of provider have different strengths:
Banks: + Fast processes, broad range, additional services - Often not the lowest rates, standardised products
Insurers: + Often cheaper rates, combination with insurance products - Longer processing times, less flexibility
Pension funds: + Very attractive terms for their own insured members - Only for their own members, longest processing times
Regional banks: + Personal service, local market knowledge - Limited product range, sometimes higher rates
We find the optimal provider for your situation.
Avoid common mistakes
These are the mistakes we see most often in practice
Only asking your house bank
You potentially miss out on better offers and have no negotiating basis.
Accepting the first offer
Negotiating room goes unused.
Only looking at the interest rate
Fees, flexibility and service get ignored.
Negotiating without competing offers
The bank has no reason to give ground.
