In-depth knowledge

1

Fixed-rate mortgage: predictable security

A fixed-rate mortgage gives you a fixed interest rate over a set term (typically 2-15 years). You know exactly what you'll pay each month.

Advantages: Planning certainty, protection against rising rates, constant costs.

Disadvantages: Higher initial rates than SARON, no benefit if rates fall, prepayment penalty for early termination.

Recommended for: Families with a stable income, risk-averse people, when interest rates are historically low.

2

SARON mortgage: flexibility & potential

The SARON mortgage (Swiss Average Rate Overnight) is based on the Swiss reference interest rate. The rate is adjusted periodically (daily, monthly or quarterly).

Advantages: Historically lower interest costs, flexibility for special repayments, no prepayment penalty.

Disadvantages: Fluctuating monthly payments, risk if rates rise, requires financial reserves.

Recommended for: People with financial reserves, when rates are expected to fall, short-term financing.

3

Tranching: the best of both worlds

With tranching, the mortgage is split into several parts financed differently. Example: 50% fixed-rate mortgage, 50% SARON.

Advantages: Risk diversification, partial rate security, flexibility on one tranche.

Disadvantages: More complex administration, all tranches must stay with the same provider at refinancing.

Important: The optimal split depends on your risk capacity, interest rate outlook and life situation.

4

Provider comparison: banks, insurers & pension funds

It's not only banks that offer mortgages. Insurers and pension funds often have attractive terms, especially for certain groups of customers.

Banks: Broad range, fast processes, additional services.

Insurers: Often cheaper rates, combinable with insurance products.

Pension funds: Very attractive terms for their own insured members, longer processing times.

We compare all providers and find the best solution for you.

Avoid common mistakes

These are the mistakes we see most often in practice

Only looking at the interest rate

Ancillary costs, flexibility and service get ignored.

Not getting comparative offers

You may pay thousands of francs too much.

Too long a term when rates are low

You lock yourself into higher rates for longer than necessary.

Calculating affordability too tightly

Things get tight if rates rise or income changes.
